Roofing in San Ramon, CA

Spanish-style stucco homes from the 1970s make up much of what we work on here. Their shallow pitch is the first thing we check, because stucco hides water well and the leak surfaces later as rot in the fascia or a stain on the ceiling.

Two-story tract homes built in the 2000s are hitting the same wall right now. Builder-grade three-tab shingles and felt underlayment are at end-of-life, and the failures show up at the valleys, pipe boots, and ridge vents first.

Custom estate homes on large lots come with rooflines that need a real plan. Dormers, skylights, chimneys, and multiple gable intersections are where flashing gets hand-sealed, and where a rushed install turns into a leak two winters later.

Hot, dry summers bake the asphalt and flake the granules loose. Foggy mornings wick moisture into the deck, occasional hail bruises shingles where you can't see it from the ground, and winter rainstorms then find every gap.

On a tear-off we strip to the sheathing and run synthetic underlayment with a self-adhered ice-and-water shield along the eaves and valleys. We re-nail decking where the plywood has sagged and add soffit vents when an attic runs hot.

Slate, clay tile, and standing-seam metal panel all hold up under this sun, but each one needs different fasteners and different flashing details. If gutters are pulling away from the fascia or the roofline dips, that's structure, not cosmetics — we look at it before we quote anything.
